Balfour Beatty Communities Breaks Ground on Housing Redevelopment at Fort Leonard Wood Project

Newtown Square, PA – September 30, 2011 – (RealEstateRama) — Balfour Beatty Communities, LLC announced that it recently broke ground on its Fort Leonard Wood military housing public-private partnership (PPP or P3) project within the U.S. Department of the Army’s Residential Communities Initiative (RCI) Program on the redevelopment construction phase of 160 duplex homes at Fort Leonard Wood. Balfour Beatty Communities will oversee the design, construction, and overall management, maintenance and operational responsibilities for the housing units, which are expected to be completed in 2013.

“We are eager to deliver new high-quality, comfortable home s to 160 families,” said Dick Cole, Project Director for Balfour Beatty Communities at Fort Leonard Wood, “These new units are energy efficient and designed to withstand the weather conditions we experience here at Fort Leonard Wood.”

SPC Andrew and Valerie Uribe, along with their daughter Guiliana, assisted members of Balfour Beatty Communities, RCI, Fort Leonard Wood Command and Balfour Beatty Construction turn the ground on an existing site known as the Woodlands where old homes were demolished in 2007.

“As we redevelop the master plan for this new neighborhood, every effort will be made to maximize land use while providing a safe and sustainable environment,” explained Cole, “One key element in the sustainable effort in this neighborhood is the fact that we are building upon existing infrastructure, resulting in fewer construction materials being used. In addition, the community is located in close proximity to schools, a youth activity center and shoppette, which we hope will promote walking in place of driving.”

Balfour Beatty Communities assumed family housing at Fort Leonard Wood in July 2008. A combination of initiatives within the Department of the Army at Fort Leonard Wood and the destruction of 40 homes by a tornado in December 2010 led to the need for new construction. The 160 new homes, designated for Junior Enlisted Soldiers and Company Grade Officers and their families, will be a mix of three- and four-bedroom units, with nine UFAS units.

Design and appearance will complement the architectural style found at Fort Leonard Wood and every new home will include a tornado shelter in the downstairs interior bathroom. The new units will be built using hardy plank siding in the place of traditional vinyl siding, which will better withstand local weather conditions. Several playgrounds also will be built.

To deliver the project, the Company is utilizing its strategic alliances with Pucciano & English, Inc., an Atlanta-based architectural firm, and Balfour Beatty Construction, a homebuilder providing construction services for the project, also based in Atlanta.
