KTGY’s Innovative 3-Level Townhome Design Offers Better Alternative to 2-Over-2 Design

A 2-over-2 design consists of 2, two-story townhomes stacked to create a four-story building. The traditional 2-over-2 layout provides builders with the density that they want but it is expensive to build; access to the upper units is a drawback, and the design can result in disproportionate square-foot sizes, Kingsley noted.

“We really liked the historical context and the beauty of the area, but we needed to find a way to make this project viable,” said Diane Cox Basheer, Basheer & Edgemoore Principal. “KTGY provided us with a unique design solution that would satisfy our discriminating buyers and work financially.”

“We placed traditional two-story townhomes that were 18’ and 20′ wide in the middle and added smaller ‘back-to-back’ style townhomes on the ends of each building with private garages underneath to create a 3-story building. This innovative design provides a more attractive front elevation and streetscape and is less expensive to build, which helps keep the cost down for buyers. And, the design essentially fits in the same building envelope with no loss of units, and offers better livability and access for residents,” noted Kingsley.

“By creating an alternate product that fell under the less restrictive International Residential Code (IRC) and had more market appeal, we were able to make the land purchase work,” Basheer said. “The revised plan also created larger rear yards for outdoor living and provided the option of 1 to 2 patios/decks.”
