Modern Farmhouse Architecture Mixes Contemporary Style with Rustic/Chic in San Fernando Valley’s Stoney Point Estates

KTGY’s Design for Planet Home Living Puts a New Spin on Historic Home

NEWPORT BEACH, CA – September 9, 2013 – (RealEstateRama) — Planet Home Living, a full-service residential real estate building and development company, has announced that the firm has begun construction on 15 single-family homes in San Fernando Valley’s City of Chatsworth. Planet Home Living selected award-winning national architecture firm KTGY Group, Inc., Architecture + Planning, to achieve a Modern Farmhouse design for its latest community, Stoney Point Estates.

“Planet Home Living is introducing a favored classic to the Southern California market, the ‘American Farmhouse’ design with modern updates and incredible views of Stoney Point Outcroppings,” said Planet Home Living CEO Michael Marini. “Stoney Point Estates marries rustic/chic design with modern style, crisp and clean color schemes, and state-of-the-art energy-efficient technology to satisfy today’s discriminating homebuyers who want a sustainable, more rural lifestyle on large, half-acre lots that are located in an equestrian/outdoor- oriented community, and still have convenient access to all that Los Angeles has to offer.”

According to KTGY’s Alan Scales, studio director and the designer of Stoney Point Estates, the architecture is inspired by the rural nature of the site that features equestrian zoning, the large lot sizes, and expansive views of the adjacent Stoney Point landmark. “The design is intended to be based on a historical precedent but slightly updated for a contemporary appeal; almost a contemporary Napa or wine country feel with simple lines, deep porches (both in the front and rear), reclaimed wood accents and industrial elements, lapped siding mixed with board and batten siding, and topped off with metal seam roofing,” said Scales.

“The different plans offer very different design choices and amenities to appeal to a broad range of buyers and lifestyles,” added Marini. “The three Stoney Point Estates floor plans offer many unique options including spacious dual master suites, an in-law suite with a kitchenette as well as dual laundry rooms. A Homeowner has the option of a second master bedroom suite downstairs and live entirely on the first level without the need to travel up and down the stairs. All the homes have large, open living areas, generous courtyards and verandas with mature oak and olive trees.”

“The houses read wide with great rooms and masters off the rear yard. Some of the formal spaces flex from a den to a bedroom or to a library or hobby room. Plan 1 hides the stair, which is more reminiscent of an old farmhouse, while Plan 2 celebrates the stair at the entry with dramatic tall ceilings. Plan 3’s courtyard design gains privatized outdoor space and provides natural light into the middle of the house. It also includes an additional detached garage,” Scales said.

“The roomy master bedroom suite features a walk-in shower, soaking tub, dual vanity and large walk-in closet with a closet island. The homes also boast an expansive kitchen with island seating and walk-in pantry, a generous-sized family room with a fireplace, and a formal dining room with fireplace. Other amenities include the introduction of a wet bar, a ‘family command center,’ and a laundry room with a utility sink on both the first and second floor for added convenience and utility,” added Scales.

Quick freeway access to the Simi Valley Freeway (118), close proximity to retail centers, exceptional schools and outdoor recreation opportunities at nearby parks including Stoney Point Park’s 76 acres of hiking trails and equestrian bridle paths make Stoney Point Estates perfect for families and active adults seeking the convenience of suburban living in a semi-rural environment.

The floor plan options range from 3,500 to 4,878 square feet of living space with up to six bedrooms, and large yards on half-acre lots. Prices start in the $800,000’s.
