The Bonifant at Silver Spring Opens in March; Lottery Held Nov 25 for 149 Senior Apts in Mixed-Income High-Rise

WASHINGTON, D.C. – November 20, 2015 – (RealEstateRama) — Active seniors 62+ who want to live in downtown Silver Spring at The Bonifant have the opportunity to pre-qualify November 18-24 and secure their opportunity to apply for an apartment home in the 11-story mixed-income high rise. The $44 million development at 929 Bonifant Street is scheduled to open in early March, right next door to the new Silver Spring Library. It will offer the rare combination of affordability and convenience for residents, in addition to 6,300 square feet of retail space on the first floor.

The Bonifant at Silver Spring will provide 149 mixed-income apartments for active seniors seeking independent living, plus ground floor, street level access for 2-4 businesses. The residential building will be smoke-free, and features 10 studios, 119 one-bedrooms, 20 two-bedrooms, a large community room for entertaining, a cyber café’ with computers and printers, fitness center, on-site management, and an outdoor terrace, among other amenities and green features.

Rents are affordable for incomes under 60 percent of the area median income, and also include 10 apartment homes with no income restrictions. We currently have more than 800 people who have registered for the interest list. Representatives from The Bonifant will be taking pre-applications in-person and by mail through Tuesday, November 24.

There are three ways for seniors to pre-qualify:

(1) In person, at the Civic Center, Nov. 18-20 from 9:00 am – 4:00 pm at 1 Veterans Plaza, Silver Spring, MD 20910. (2) In person, by taking the completed pre-application to the Humphrey Management office by Nov. 24th at 5:00 pm, at 10220 Old Columbia Road, Columbia, MD 21046. (3) By mail, received no later than 5pm on Nov. 24th in the Humphrey Management office. Address to: The Bonifant c/o Humphrey Management, 10220 Old Columbia Road, Columbia, MD 21046.

Pre-application Requirements

Each adult applicant should bring/mail a $19 check or money order made out to The Bonifant, for background, criminal, and credit check. No cash will be accepted. A valid, government-issued ID for each adult applicant is needed, in addition to a social security card.

The pre-application order at the Civic Center has no bearing or guarantee on placement in the selection process. Each pre-application hand delivered or mailed in will receive a receipt (for the application fee), which will also serve as the corresponding lottery number. The application order will be determined by a lottery, which will be conducted on Nov. 25th. Applicants will be notified of their status shortly thereafter.

Applicants on a wait-list for public housing or other Federal or State assisted low-income housing will have priority. Any pre-applications received after the 5pm, Nov. 24th lottery deadline will be added to a waiting list on a first come, first serve basis.

The lottery results and a video of the selection process will be available for viewing on the website at www.TheBonifant.com after completion. All adult applicants will be required to complete a full application prior to any final processing for an offer of an apartment home.
The Bonifant is expected to be completed in June 2016. It is a unique public-private partnership among Montgomery Housing Partnership, (MHP) a private, nonprofit housing developer; The Donohoe Companies, an expert at high-rise development; and Montgomery County. Construction started in October 2014 on the County-owned site. It is adjacent to the future Purple Line light rail station and the new 90,000 square feet Silver Spring Library building.

Financing for the $44 million project was provided through a variety of public-private sources, including Montgomery County Department of Housing & Community Affairs (DHCA), State of Maryland Department of Housing & Community Development (DHCD), U.S. Department of Housing & Urban Development (HUD), Capital One, Wells Fargo, AGM Financial, Enterprise Community Investments, and NeighborWorks America.
