Christian Ministry Inks 120,000-SF Office Lease in San Bernardino Millenia Commercial Facilitates $3.6M Deal

WASHINGTON, D.C. – September 17, 2014 – (RealEstateRama) — In one of the largest office leases in the Inland Empire region for 2014, The Way World Outreach International Ministries signed a 120,486-square-foot lease for the entire building at 4680 Hallmark Pky. in San Bernardino, CA. The deal is valued at $3.6 million.

Built in 1991, the office building sits on 8.3 acres in the East San Bernardino County submarket, part of the State College Business Park at the southwest corner of Shenandoah Way, just west of the I-215 Freeway.

Previously an industrial warehouse, the interior of the building had been converted to 100-percent office use in 2007. The 26 dock-high doors have been removed and replaced with aluminum frame window panes. The first floor totals 102,282 square feet, plus an 18,204-square-foot mezzanine.

The office building was previously leased to Wells Fargo Call Center, and now will be home to the international religious organization.

Eric Ramirez of Millenia Commercial Real Estate represented the tenant. The landlord, Denley Investment & Management Company, handled the deal in-house.
