Names New Shareholder, Principal and Associate Principals
SOUTHERN CALIF. – RealEstateRama – KTGY Architecture + Planning, an international award-winning architecture firm, is pleased to announce that Ryan Flautz, AIA has been named a principal and shareholder of the firm and Keith McCloskey, LEED AP has been named an associate principal, both are located in the firm’s Los Angeles office. In KTGY’s Irvine office, Kyle Millar, NCARB, Ben Seager, AIA, LEED AP and Sarah Sindian, AIA, NCARB have been named associate principals. With six offices in the U.S. and one in India, these promotions and appointments add strength to the firms expanding services and solidify KTGY’s residential expertise.

Flautz joined KTGY in 2011 and has more than 25 years of residential design and project management experience. Flautz formerly served as an associate principal and has an extensive background in construction documentation and techniques, quality control, staff development and a strong knowledge of federal and state building codes. He is a licensed architect in California and most recently held the title of associate principal.
McCloskey’s comprehensive experience spans nearly 20 years and includes the planning and design of multifamily, mixed-use, senior living, civic and aviation projects. His most recent work has been focused on high-density urban infill sites, which provide challenging design opportunities. He has a passion for researching new technologies and building systems, and recently completed one of the largest intensive Eco-Roof installations on an apartment community in Portland, Oregon. McCloskey joined KTGY in 2011 and most recently served as executive director, design.
Millar’s architectural experience has been predominantly focused on the residential multifamily sector where he has led design teams for a variety of projects ranging in density from single-family to mid-rise towers. His deep understanding of the technical project phases beginning at design development, into construction documents and extending through construction administration is a tremendous asset. He has been with KTGY since 2003 and most recently held the position of director, production.
Seager has been involved in the design, planning and entitlement of a wide variety of residential, mixed-use and senior communities nationwide for nearly 15 years. His creativity and unwavering focus have led to successful and award-winning communities. Seager leads the firm’s service-enriched senior housing studio, which focuses on independent living, assisted living, memory care and life plan communities. He has been with KTGY since 2004 and most recently held the position of director, design.
Sindian has managed a variety of projects from single-family dwellings to high-density podium buildings, urban infill residential and mixed-use developments. With work extending across California, she understands the complexities associated with different regions and jurisdictions. Sindian’s portfolio includes highly successful communities that have benefited from her dedication and problem-solving skills. She joined KTGY in early 2003 and most recently held the position of director, production.
In September 2019, KTGY announced it will open new offices in downtown Los Angeles, relocating from the firm’s current Los Angeles offices in the Playa Vista area. KTGY will take approximately 15,730 square feet in the Trust Building, a landmark Art Deco historic office building built in 1928 and designed by famed Los Angeles architects John and Donald Parkinson at 433 South Spring Street, owned and recently renovated by Rising Realty Partners and Lionstone Investments. KTGY anticipates moving into the building this spring.

Some of KTGY’s notable projects designed by the firm’s Los Angeles or Irvine office include:
University of Southern California (USC), Health Sciences Student Housing Phase II, which is built on a compact infill site, that was once used as parking, will relate to the adjacent Currie Hall in scale and form. Trojan red adds interesting pops of color to an otherwise neutral color palette which is consistent with the building’s contemporary design. Brick cladding lines the base of the façade, tying the new construction with existing campus buildings. Currently under construction, the new, 94-unit, 297-bed residential community responds to the university’s extreme need for student housing and shares amenities and management with Currie Hall. American Campus Communities is the developer.
Warner Center Life Plan Community is slated for a 17.5-acre property at the corner of Canoga Avenue and Burbank Boulevard in Los Angeles and would consist of multiple six-story buildings offering an array of living options totaling 695 units responding to the dynamic needs of residents including independent living, assisted living, memory care and skilled nursing. Rich with oversized courtyards accessible to residents and the surrounding neighborhood, the community draws on its surroundings crafting a walkable neighborhood encouraging interaction among residents and neighboring communities. The development would also incorporate restaurant and retail uses, as well as amenities such as an indoor pool, a fitness center, an auditorium, a library, a salon, and a large park space that will be open to the public. Spieker Senior Development Partners is the developer.
8th & Western is a 230-unit, eight-story, mixed-use, residential apartment community in Los Angeles’ Koreatown with more than 13,000 square feet of street-front commercial/retail space. The architecture takes its cues from the culturally rich surroundings of the city of Los Angeles. The adjacent, four-story, 1930s parking garage is incorporated into the design. The top level is planned for over 13,000 square feet of residential amenities and will connect to an additional 4,900 square feet of indoor amenities within the residential community. Amenity spaces are connected via a pedestrian bridge. The additional levels will remain and provide parking for residents, as well as community-serving retail. Construction is anticipated to start this year and be completed in the second quarter of 2022. Jamison Properties is the developer.
Halcyon House Apartments brings a vibrant, 393-unit, five-story, mixed-use. residential apartment community to Orange County’s Arts District. Located in the South Coast Metro neighborhood of Costa Mesa, residents are within walking distance of world-class shopping, dining, performing and visual arts venues, as well as a major center of employment for the region. The plan includes a large on-grade public courtyard between the buildings, with a dynamic pedestrian bridge connecting the two buildings at podium level and retail at the ground level. There are a wide variety of luxurious amenities for residents to enjoy including three outdoor deck areas, two pools and spas, a fitness and yoga center, dog run, dog-wash room, a bicycle “spa” repair room and several dedicated bicycle storage areas. The project, which is developed by Wilson | Meany, is expected to break ground next month.
