Stanford Health Care Facility in the Running for “Best New Medical Office Buildings and Other Outpatient Facilities (25,000 to 49,999 square feet)”

WALNUT CREEK, Calif. – RealEstateRama – Meridian, a full-service real estate developer, operator and owner of medical real estate, is pleased to announce that the firm’s Castro Valley Medical Office Building has been named a finalist for the prestigious 2021 HREI Insights Awards in the category of “Best New Medical Office Buildings and Other Outpatient Facilities (25,000-49,999 square feet).” Sponsored by Healthcare Real Estate Insights magazine, the HREI Insights Awards program is the only national award program dedicated to recognizing excellence in the areas of healthcare real estate development and executive leadership.

The 25,000-square-foot, two-story medical office building is located at 20642 John Drive in Castro Valley, California, and was a ground-up construction for one of the Bay Area’s largest and most prestigious healthcare providers, Stanford Health Care.

“Working with Stanford to expand the accessibility of healthcare in the Bay Area aligned perfectly with Meridian’s core values,” said John Pollock, Meridian CEO. “We were assigned a dense urban market in which to locate a developable parcel to satisfy our client’s need. Our team was able to quickly identify a site and process the necessary entitlements to allow for the construction of an outpatient medical building and fill Stanford’s requirement that had remained unfulfilled for nearly five years. The strategy required creating a delivery model in which the building could be constructed quickly and at an affordable cost, and we are proud that we did just that for our client.”

“We partnered with our design team and Stanford to create a flexible building and site that could accommodate a variety of specialties including imaging, infusion, urgent care, behavioral health, general surgery, and other primary care services,” said Mike Conn, Meridian Chief Development Officer. “Tilt-up construction allowed the shell to go up quickly so that tenant improvements could be fast-tracked during the height of the COVID pandemic. We are pleased with the final product and the partnership with Stanford and their team to deliver their ambulatory strategy. Projects such as Castro Valley Medical Office Building help us achieve our goal of providing greater access to care at a more affordable cost.”

Pollock adds, “We are so excited and feel very honored to be recognized as finalists for these highly-coveted awards. We have a great team and fantastic clients that we work closely with, and we care about the communities and residents that our clinics serve. We will continue to strive for excellence as we look for well-located suburban and urban medical office opportunities throughout the western United States.”

If selected as a winner, this would be Meridian’s fifth HREI national award. In 2017, Meridian was a two-time winner, taking home the Best New Medical Office Buildings and Other Outpatient Facilities under 25,000 square feet” for its 12,754-square-foot, two-story medical office building in Oakland, California, and the “Best Renovated or Repurposed Healthcare Facility” for its 116,059-square-foot, two-building medical office building located in Pasadena, California. In 2015, Meridian won “Best Renovated or Repurposed Healthcare Facility” for its 72,000-square-foot medical office building located in Rohnert Park, California. In 2013, Meridian was honored with a “Best New Medical Office Buildings and Other Outpatient Facilities under 25,000 square feet” for its 9,075-square-foot outpatient clinic located in San Jose, California.
