Hammond Residential Reports Highest Priced Sales of 4th Quarter and Full Year 2012


Chesthill Hill, MA – January 14, 2012 – (RealEstateRama) — Saul B. Cohen, President of Hammond Residential Real Estate, has announced the firm’s highest priced sales for the fourth quarter of 2012 and for the full calendar year.

The firm’s highest priced single-family residence sale for the quarter was a Boston townhouse located at 26 Holyoke Street in the South End for $3,800,000. Senior sales associates John Ranco and Joseph DeAngelo of Hammond’s South End office represented the buyer in the transaction. The recently renovated Victorian-era townhouse features eleven rooms and over 4,600 square feet of living space. There are five bedrooms and a total of seven fireplaces. Among the property’s magnificent features are a double parlor with two fireplaces, a garden level family/media room with patio access and a roof deck with stunning views and a hot tub and wet bar.

Interestingly, the firm’s highest priced condominium sale for the quarter was also in Boston and exceeded its highest-priced single-family sale. Jared Wollaston, a senior sales associate in Hammond’s Back Bay/Beacon Hill office, represented the buyer of 409 Commonwealth Avenue, Unit F. The condominium is part of a project that combines three landmark buildings, including the Peabody and Stearns-designed Bradley Mansion, to create residences with distinctive architectural details on what Winston Churchill referred to as “the grandest boulevard in North America.” The Holland Companies is the developer. Unit F, on the third level of the building, is comprised of seven rooms, including four bedrooms and three and a half bathrooms. Additional amenities include an elevator, on-site heated garage parking and concierge services.

The Ranco and DeAngelo sale at 26 Holyoke was also the firm’s highest-priced single-family buyer-controlled sale for the full year. Mona Wiener’s sale of a new construction, Colonial-style residence at 113 Heath Street, Brookline for $4,375,000 was Hammond’s highest-priced listing sold in 2012.

For condominium units, the highest-priced listing sold for a Hammond agent for the year was Karen Tedeman’s listing at 45 Commonwealth Avenue #4 ($4,150,000), while Michael Bloomer of the Cambridge office’s sale at 128 Beacon Street, Unit L ($4,195,000) was the highest-priced buyer-controlled transaction.
