Modern Boutique Hotel Expects to Break Ground November 2015 on Tempe Property

TEMPE – September 17, 2015 – (RealEstateRama) — Hayden House Tempe, LLC, a partnership between San Diego-based Douglas Wilson Companies (“DWC”) and Hensel Phelps Development LLC, a subsidiary of Hensel Phelps based in Greeley, CO, announced they have signed a Hotel Operating Agreement with Kimpton Hotel & Restaurants to manage a new, luxury boutique hotel at One | Hundred | Mill in Tempe, Ariz. The Hotel Operating Agreement between Hayden House Tempe, LLC and Kimpton Hotel & Restaurants is for 20 years from the opening date of the hotel.

Construction is expected to begin in November this year with a targeted opening date of late 2017. Once completed, the Tempe Kimpton will feature 237 guest rooms, 12,000 square feet of indoor meeting space and a 4,750 square foot rooftop pool and terrace lounge, along with a fitness center and a full service, Kimpton-managed restaurant and bar venue. The Tempe property also deepens the brand’s already significant presence in Arizona, which boasts popular hotels in Phoenix, Scottsdale and Sedona.

“Tempe is in the midst of a major growth phase right in terms of new downtown office development spurred by increases in the tech employment base, increased ASU student enrollment and campus expansion, and we’re excited to bring the city its first, modern luxury boutique hotel experience,” said Kimpton Chief Executive Officer Mike DeFrino. “This project in particular has the added advantage of being mixed-use, offering the office tenants adjoining access to a totally unique hotel and restaurant experience with a world-class roof-top pool and lounge.”

One | Hundred | Mill is a $190 million mixed-use creative office, retail and lifestyle-hotel development located on the 2.51 acre parcel at the southwest corner of Mill Avenue and Rio Salado Parkway, the gateway to Tempe’s downtown core. In addition to the 15-story hotel tower, this landmark project consists of a 15-story 260,000 square foot Class A office building and 20,000 square feet of complimentary restaurant and retail space.

The offices at One | Hundred | Mill begin on floor eight (8) and extend through fifteen (15), offering abundant natural light and sweeping views of Tempe and Metro Phoenix with extensive glass lines that wrap the building. One | Hundred | Mill is located less than a block from the METRO Light Rail system’s 3rd Street and Mill Avenue station and across the street from Tempe Beach Park and Tempe Town Lake.
