NAI Capital Represents Buyer in Multiple Purchases Totaling $22.4 Million

WALGREENS – September 26, 2014 – (RealEstateRama) — Rod Delson, Senior Vice President with NAI Capital’s Westlake Village office, represented the Buyer, Los Angeles Car Wash Corporation, with two more recent purchases rounding out a total of four purchases for his client in the last three months. Delson, who sold the client’s Los Angeles Car Wash back in July, made such an impact with that sale in downtown L.A., the story on the sale ended up on the front page of the L.A. Times. In the meantime, he has been working diligently to help his client successfully reinvest the earning, thus, completing the fulfillment of his 1031 Exchange.

The combined sales transaction value for his two recent purchases is 11.2 Million. The combined sales transaction for all four purchases made within the last three months totals $22.4 Million.

Tehachapi, CA – The purchase of a 14,560 sq. ft. Walgreens Pharmacy located on 1091 West Tehachapi Blvd in Tehachapi, CA, from the Seller, Charles Gibbs Investments. The value of the sales transaction was for $5.7 Million. This was the third Walgreens Pharmacy purchased by the client.

Greenly, CO – The purchase of the Fresenius Medical Care Dialysis Center, a 7,660 sq. Ft. medical facility located on 1212 9th Street in Greenly, CO from the Seller, Embree Capital Markets Group. The value of the sales transaction was $3.7 Million with a 6.4 cap rate.

Rod Delson notes, “The buyer was happy to acquire both these two properties to help full fill his requirements for his 1031 exchange. Both properties were a 6 cap, which is good pricing in today’s investment market environment.”
