The Atlanta REALTORS® Market Brief examines sales, prices in 11-county metro area

Washington – RealEstateRama – Atlanta REALTORS® Association (ARA), the largest association of its kind in Georgia, released its June 2021 Market Brief on residential housing statistics for 11 area counties in metropolitan Atlanta. The Market Brief, compiled by First Multiple Listing Service (FMLS), provides the only regionally-focused synopsis of monthly sales and home prices for single-family residential properties.

Demand: June residential sales were at 7,637, an increase of 2.0% from the previous year.

Price: Average and median sales prices continue to outpace 2020’s figures, with positive gains. The median sales price in June was $372,500, an increase of 26.3% from last June. The average sales price was $452,500, up 28.2% from the previous year.

Supply: Atlanta area housing inventory totaled 8,739 units in June, a decrease of 40.1% from June 2020. New listings totaled 9,636, up 2.7% from June 2020 and up 12.9% from the previous month. The month’s supply over a 12-month period increased to 1.3 months.

“The increase in the median price for the Metro Atlanta area continues to reflect the inventory shortage that we have experienced this year,” stated Cynthia Lippert, 2021 President of the Atlanta REALTORS® Association. “Inventory remains historically low with only 1.3 months of supply although we have seen some initial signs of this beginning to ease.”

“While we’re not expecting a dramatic shift in the market, the continued growth in prices should entice more sellers and reinforce growing inventory levels. We expect the divide between consumer demand and the inventory shortage to gradually narrow,” proclaims Lippert. “This will not happen overnight so we are encouraging buyers that it will take some patience and hard work, and communication with your agent is as critical as ever.”

The Atlanta REALTORS® Market Brief is designed to offer an overview of the Atlanta residential market by providing a synopsis of sales and home prices, and covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Forsyth, Fulton, Gwinnett, Fayette, Henry and Paulding.
