New development will provide mixed-income housing and community space
New York, NY – November 25, 2014 – (RealEstateRama) — The Harlem site of the long-vacant Renaissance Ballroom will soon house a vibrant, mixed-use development with over 134 residential units (20 percent of which will be affordable) and community space. BRP Development Corporation, widely recognized as an accomplished developer of complicated mixed-income and affordable housing developments, purchased the site from Abyssinian Development Corporation, the development arm of the Abyssinian Baptist Church, and will build the new facility named the “Renny” after the historic ballroom.
“This transformative project will bring new life to an area that has trailed behind prime areas of Harlem in development,” said Meredith Marshall, managing partner at BRP Development Corporation. “This site has been crumbling for decades, providing no value to the residents of northern Harlem and frankly, they deserve better. We look forward to working with community residents and local leaders to ensure that the Renny is a success.”
“The needs in this community have changed. What we really need here now is housing,” said Reverend Calvin Butts, the senior pastor at Abyssinian. “I know I speak for many members of the Central Harlem community when I say that the Renny project provides an opportunity for the rebirth of a site that has sat vacant for about 30 years. I thank the BRP Development Corporation for spearheading this long-awaited, much-needed facility.”
Located at 2341-2349 Adam Clayton Powell Boulevard, the development will contain 134 mixed-income residential units; 17,500 square feet (SF) of retail space; 20,580 SF of community facility space; and 67 below-grade parking spaces. The building is expected to receive LEED Silver certification for its cutting-edge environmental design. Planned “green elements” include solar panels, water saving plumbing systems, energy-efficient boiler and green roofs incorporated in the building’s landscaping. Construction will commence in The first quarter of 2015 and is expected to be completed in 2017.
