DESIGN & CONSTRUCTION UPDATES ANNOUNCED FOR WADE PARK, MASSIVE $1.6 BILLION MIXED-USE DEVELOPMENT IN FRISCO

Frisco, Texas – November 25, 2014 – (RealEstateRama) — Work is progressing forward for Wade Park, the massive 175-acre, $1.6 billion, mixed-use destination project that broke ground this summer at the North Dallas Tollway and Lebanon Road – ideally located at the heart of Frisco’s “$5 Billion Mile.” With site grading in the works and vertical construction beginning in the spring, Atlanta-based developer Thomas Land & Development (TLD) is unveiling new project designs, construction plans and partners. Additional retail and hotel announcements are expected soon, following Whole Foods Market®, iPic Theaters, and Pinstripes, who signed leases for Wade Park earlier this year.

Design & Construction

Atlanta-based Wakefield Beasley & Associates in collaboration with 5G Studios, a Dallas-based firm, are heading up architecture for Wade Park, which will feature the ultimate combination of work-live-play balance with vast upscale retail, residential, hotel and office spaces integrated throughout the complex. New design renderings showcase plans for a modern architectural style and urban feel for the center, also maintaining a level of tranquility through heavy landscaping with mature trees, lush grass, flowers, large-scale water features, and designed streetscapes, and walkways.

“The architecture will be very eclectic, with a blend of styles that appeal to each generation of patron and tenant. The retail component will be respectful of the ‘national brand’ of each tenant, so the materials, colors and graphics will depict a wide range of image and texture. The luxury apartments above the retail will be designed to appeal to the millennial generation and the empty nester, with a range of glass and edgy materials mixed with traditional stone and brick exterior,” said Lamar Wakefield, principal at Wakefield Beasley & Assoc. “The offices will primarily include high-performance glazing systems with high, unfinished ceilings for creative offices in the boutique office areas.”

Dallas-based SWA is leading the charge in creating memorable spaces through their landscape and hardscape design, working alongside the Frisco team at Kimley Horn & Associates. The intricate lighting details are being developed by Atlanta-based PHA Lighting.

The Dallas office of construction giant Balfour Beatty is serving as general contractor, overseeing all construction activity. Balfour Beatty began work at the project groundbreaking in August, now completed to the limit of current permits. Full-site mass grading permits are expected to be issued for the remainder of the first 110 acres of the project for work to begin by year-end. Vertical construction is planned to begin second quarter of next year.

Retail & Hotel

Known for their ability to create vibrant and successful retail and entertainment projects, TLD plans for Wade Park to become a one-of-a-kind, high-end shopping experience. The 600,000 square feet of retail space will be anchored by a 45,000 square-foot Whole Foods Market, with iPic Theaters, and Pinstripes headlining entertainment.

“The retail village will be an experience-based environment that encourages the residents of Frisco and surrounding areas to visit frequently to shop, dine and enjoy. We have utilized over 30 years of experience and study to develop a site plan intended to evoke the personality and desires of the fast growing Frisco community,” added Thomas.

Wade Park is also in active negotiations with a trendy, luxury destination 175-room boutique hotel that is expected to be announced before year end. Wade Park will also feature a 350-room executive conference and meeting hotel along the Tollway, and an upscale limited serve hotel.

Residential

Bristol Development, a Nashville-based multi-family developer, has been selected as the development partner to assist with the design, construction and marketing of the vast variety of residential opportunities that Wade Park will offer. The residential component will feature 1,300 high-end apartments, 50 stylish condominiums, and 127 upmarket single-family residences supported by numerous luxury amenities and concierge services.

The residential offerings will include not only the best in design and aesthetics, but will also offer the highest level of service through extensive amenities and concierge services,” said Dan Daniel, principal at Bristol.

Office Space

Wade Park will feature more than 6 million square feet of Class “A+” office product. Phase one of the office portion of the development will include two office buildings totaling approximately 200,000 square feet, which will overlook the Main Street retail, and two Class “AA” 400,000-square-foot, 16-story office buildings. Future phases will offer companies numerous options including build-to-suits and multi-tenant office buildings, totaling over 5+ million square feet. Greenstone Properties will be responsible for development, marketing and leasing of Wade Park’s 6+ million square feet of Class “A+” office product. Greenstone has partnered with Peloton Commercial Real Estate, Dallas’s premier office leasing firm, as the office leasing partner.

TLD broke ground on Wade Park on August 6, 2014, with the first phase – including Whole Foods Market, iPic Theaters and Pinstripes –slated to open in Fall 2016.
