The new luxury residential rental community designed by KTGY provides amenity-rich living environment near employment, retail and transit, and helps Redwood City invigorate El Camino Real.
IRVINE, Calif. – November 22, 2014 – (RealEstateRama) — Award-winning national architecture and planning firm KTGY Group, Inc. and SummerHill Apartment Communities, a division of SummerHill Housing Group and a leader in providing quality, smart growth, multi-family rental housing and mixed-use developments, announce the completion of “The Lane on the Boulevard,” a new 141-unit luxury residential rental community in Redwood City, Calif., located on the San Francisco Peninsula, just north of Atherton. A completion celebration was held on November 19th. The property is located on 2580 El Camino Real in Redwood City, Calif., between Carlos Avenue and Center Street. Close by are jobs, restaurants, shopping, public transportation and freeways.
According to Robert Freed, CEO of SummerHill Housing Group, “The completion ceremony is a celebration of the collaboration between Redwood City and SummerHill Apartment Communities. Our goal is to produce high quality housing located near jobs, transportation and existing services. We are proud to put our name and reputation on The Lane on the Boulevard apartment community and we look forward to working with Redwood City on future opportunities.”
“The Lane on the Boulevard apartment community is acting as a catalyst for the revitalization of this end of El Camino Real in Redwood City,” said Jeffrey Gee, Mayor of Redwood City. “It is providing high quality, transit-oriented housing and terrific benefits to the community – improving pedestrian safety on El Camino, landscaping the Hetch Hetchy right-of-way, and making storefront improvements to neighboring properties and as well as spurring others to improve this area in the process.”
Situated on the site of the former Mel’s Bowl, the community name of The Lane on the Boulevard is a “nod” to the site’s past. The bowling alley’s iconic sign, which represents mid-century “Googie” architecture, influenced by car culture and the space and atomic ages, was restored by SummerHill and relocated. The sign now sits on the Redwood City Car Wash site two miles down the road.
“The sign’s new home is so appropriate from both an architectural and historical context,” said Mitch Postel, President of the San Mateo County History Museum. “SummerHill’s persistence and creativity both in restoring and repurposing the sign are really admirable.”
To memorialize Mel’s Bowl, and the Boicelli Family who owned the land for over 100 years, SummerHill created two plaques that have been placed on the exterior of the building near the apartment community’s main entrance. Photos of the Boicelli Family are displayed in The Lane’s lobby.
The Lane includes a mix of studios and one- and two-bedroom luxury apartment homes ranging from 512 to 1,032 square feet. The apartment homes are energy- and water-efficient and include a gourmet kitchen with stainless steel appliances and European-style cabinetry, in-unit washers and dryers, walk-in closets, private storage and balconies or patios. The Lane community includes alternative transportation amenities such as bicycle storage and repair facilities, electric vehicle charging stations and a resident carpool web portal. Other amenities include a clubroom, fitness studio, swimming pool with a spa, outdoor kitchen and fireplace, and a pedestrian path surrounding the property. Residents can also enjoy convenient access to their residences via same-level parking.
“We’ve designed an elegant building for the community in keeping with the architectural character of the Peninsula,” said KTGY Principal David Senden. “From the modern clubroom and state-of-the-art fitness amenities to high speed internet connectivity and the community’s sustainability features, The Lane is every bit as forward looking as anything currently being built in Silicon Valley.”
The Lane has attracted primarily tech workers in this job rich area as well as those in biotech, construction and luxury retail. A number of Facebook employees have already leased apartments. “While The Lane on the Boulevard is packed with amenities, the ability to walk to shopping, dining and entertainment plus parks, make the location on El Camino perhaps its best amenity,” said KTGY’s Jessica Musick, the lead designer of the project. “And, The Lane’s El Camino Real location on the ‘Grand Boulevard’ is one mile from Downtown Redwood City’s Caltrain station, entertainment, and restaurants, with convenient access to Highways 101 and 280 via Woodside Road.”
Last month, SummerHill Apartment Communities broke ground on the Villas on the Boulevard, a new KTGY-designed 186-unit luxury residential rental community in the City of Santa Clara, Calif., also on El Camino Real. “El Camino Real has been a focus for development for many peninsula cities and KTGY is happy to be part of several developments shaping this historic street. This one in Redwood City will fill in another of the ‘missing teeth’ in the urban smile,” said Senden. The Santa Clara development project is the result of a complex assemblage of six parcels and more than a dozen property owners, Senden added.
